Despite the absence of planes in the sky, the Noida-Greater Noida-Yamuna Expressway (YXP) corridor is buzzing with economic activity. This burgeoning region, which is currently witnessing the construction of the Jewar airport, has become a magnet for prominent IT companies, telecom equipment giants, and data center ventures. While real estate giants are also showing interest, it’s clear that the future of Noida-Greater Noida Expressway and YXP lies in technology.

Traditional IT hubs like Gurgaon, Bengaluru, Hyderabad, and Pune, grappling with overcrowded infrastructure and soaring costs, are now facing serious competition from the rapidly evolving Noida-Greater Noida Expressway and YXP belt.

The region already hosts industry leaders like HCL, Tech Mahindra, and Microsoft. Microsoft’s India Development Centre alone occupies an impressive 1.5 lakh square feet, and their upcoming project—a sprawling 6.45 lakh sq ft data center—reflects investments of approximately Rs 1,800 crore and the creation of 3,000 jobs.

Leading phone and white goods manufacturers, including Samsung, Dixon, LG, Oppo, Vivo, Lava, and Optiemus, have been early adopters in the region and are expanding their presence.

Sunil Vachchani, Chairman of Dixon Technologies, underscores the area’s potential for mobile and home appliances manufacturing, citing good infrastructure and the future Jewar airport as catalysts for growth.

Yotta, a subsidiary of the Hiranandani Group, is establishing a colossal data center spanning 3,00,000 sq ft in Greater Noida. Meanwhile, global IT infrastructure major NTT is venturing beyond the traditional IT hubs of Mumbai, Bengaluru, and Chennai to set up another data center in Greater Noida.

Shekhar Sharma, CEO & MD of NTT Global Data Centres & Cloud Infrastructure India, praises the region’s attributes, including robust infrastructure, land availability, power supply, and a streamlined government clearance system.

Chief Minister of Uttar Pradesh, Yogi Adityanath, anticipates a surge in investments as the Jewar airport project nears completion.

As tech giants establish their presence on the Noida-Greater Noida Expressway and YXP, there’s a growing demand for office and recreational spaces. Ajay Chaudhary, Chairman of the Ace Group, plans to develop two new complexes to cater to this demand.

Rajeev Singh, Partner and Consumer Industry Leader for Deloitte Asia Pacific, who advises the UP government on IT and tech investments, aims to create an ecosystem for tech-intensive manufacturing, such as medical devices, to complement existing production centers for electronic components.

Financial institutions looking to establish IT centers are also eyeing this belt. Vinay Arora, Senior Director and Head of Site Operations for Gurgaon and Noida at S&P Global India notes significant growth in Noida’s employee headcount, underscoring its strategic importance.

HCLTech, an early investor, proudly houses its global headquarters on a 52-acre campus accommodating over 25,000 people. The city’s excellent infrastructure and Commercial and Residential planning make it an ideal location, further enhanced by the upcoming Jewar airport.

Real estate consultants JLL and CBRE are optimistic about the region’s future, anticipating the absorption of around 8.25 million sq ft of space by IT parks over the next three and a half years.

Ashok Gupta, Chairman of contract manufacturer Optiemus Infra, lauds the state’s governance ease, infrastructure, manpower, and power supply, making Noida a compelling choice for manufacturing.

Furthermore, LG Electronics, an early investor, continues to see potential in Noida. Ashish Agrawal, Senior VP at LG India, encourages other manufacturers to consider Noida and Greater Noida for their manufacturing base.

Sudhanshu Rai, Director of real estate developer Ashrai Infra, predicts that Noida-Greater Noida Expressway and YXP are rapidly evolving into the next major tech hub after Gurugram, driven by their strategic advantages.

The Investment boom is set to grow further, and all eyes are on Jewar Airport as it prepares to welcome its first planes.
